Declines In Market Value

The Assessor is reviewing single-family homes, condos, townhouses, multi-family, commercial, industrial and timeshare properties in Orange County.  Eligible properties will receive a reduction in Taxable Value for the property tax year beginning July 1, 2012.

Property is valued each year as of January 1 (lien date) for property tax purposes.  The Market Value is compared to the Prop. 13 Value.  The Taxable Value is based on the lower value for that tax year.

In 2011, the Assessor reviewed 305,000 properties and adjusted the value of 177,000 properties that were eligible for a Taxable Value reduction.

The deadline to file a 2012 BPS was May 7, 2012 at 5:00 p.m..  Statements filed after May 7th are subject to a 10% late-filing penalty.

Changes in the ownership of real estate, or building something new may generate a one-time SUPPLEMENTAL ASSESSMENT NOTICE.

Supplemental Notices are mailed several times each year.

Property Damaged By Misfortune or Calamity

Property Damaged By a Misfortune or Calamity Property tax law provides for a reduction of property taxes for property damaged by misfortune or calamity if:
  • The owner was not at fault

  • The damage was sudden and unexpected

  • The damage to the real property is ten thousand dollars ($10,000) or more

If your property qualifies, your taxes may be reduced proportionately, resulting in a lower property tax bill.
